The Challenge

At 3:50 AM, a previous owner's epoxy repair on two propane lines feeding the fireplace failed under sustained heat and thermal cycling during a February freeze, after the family had run the fireplace around the clock to stay warm. Gas escaped behind the firebox and ignited inside the chase, which backs directly to the garage. The garage was fully involved by the time the fire department arrived, and fire spread from there into the kitchen and living room. All 2,600 sq ft was affected, including three bedrooms that looked untouched but held smoke residue pulled through the running HVAC system, plus roughly 2,000 gallons of fire department water in a house with no heated envelope in freezing weather.

The Approach

Emergency board-up, roof tarping, and temporary fencing went up that night, with the propane company on site to lock out and purge the system, and the whole house winterized, supply lines drained, traps filled with antifreeze, water heater drained, before the crew left. The point of origin and both epoxied propane lines were photographed and preserved untouched until the carrier's investigator released the scene. A full house-wide cleaning followed, not spot cleaning: HEPA vacuum, then degrease and wipe every surface in the building. Attic insulation was pulled and replaced throughout, because blown-in insulation holds smoke odor permanently. Charred but sound framing was dry-ice blasted to remove the char layer where the odor lives, then sealed with shellac-based stain and odor-blocking primer before any finish work. All wiring in the fire zone was replaced and the panel evaluated by a licensed electrician, and the entire propane run was replaced by a licensed LP contractor, pressure tested, and inspected. The carrier's first scope treated three back bedrooms as clean-and-repaint only; soot swabs from the door casings and closet shelves got that scope corrected to full cleaning and seal.
