Midday Slab Leak in Colleyville, TX
Water Damage, same-crew mitigation through reconstruction.
The Challenge
A pinhole failure in a hot water line under the slab had been leaking slowly for an estimated two to three weeks before it surfaced as a warm spot and cupping hardwood along a dining room edge, affecting roughly 1,100 sq ft of 3/4 inch solid white oak glued down over the slab.
The Approach
A plumbing partner used acoustic and tracer-gas location to find the leak without jackhammering the house, then re-routed the line overhead through the attic instead of trenching through the middle of the living space. Specialty drying used hardwood floor drying mat panels under vacuum over roughly 700 sq ft, tied to LGR dehumidifiers holding the space at low grain depression, with tented containment keeping that low-humidity environment isolated from the rest of the house. Daily readings were taken in the wood itself, not just the air, to prove the boards came back down to the same moisture content as the unaffected floor. About 70% of the hardwood was saved. Rather than leave a visible patch line, the entire connected floor area was sanded and refinished as one floor.
The Results
Dry standard was reached in 7 days, with sand, stain, and a three-coat finish complete in 12 days from the call. Roughly 700 sq ft of white oak was saved from the landfill.
