Midnight Ceiling Failure in Grapevine, TX

The Challenge

A 1/2" PEX supply riser to an upstairs guest bath toilet failed at the crimp fitting around 1:47 AM on a Saturday, running for an estimated four to six hours before the homeowners woke to water pouring through the kitchen ceiling can lights. Roughly 1,900 sq ft was affected across both floors.

The Approach

The crew was on site in 38 minutes. Water and power were secured immediately, followed by a full moisture map using thermal imaging before any tool touched the house. About 140 gallons were extracted from carpet and pad before demo began, and controlled demo used relief holes and a clean 2-ft flood cut instead of open-ended teardown. The homeowners had installed custom built-in cabinetry six weeks earlier. Rather than remove it, the crew drilled discreet drying ports behind the toe kick and dried the wall cavity from the inside, so the millwork never came off the wall.

The Results

Dry standard was hit in 4 days. The full rebuild, including ceiling drywall, texture match, and a hardwood re-blend with no visible seam, was complete in 16 days. The custom cabinetry was saved, avoiding a roughly $6,000 replacement.
